Pre-Inspection Checklist
To prepare for an inspection and shorten the time the seller is inconvenienced, it is very helpful to:
Clear the area in front of and remove locks where applicable:
electrical panels - must be able to stand 4' in front, often there is more than one
water heaters, HVAC units
perimeter of the garage
If operable, make sure the water heater and all breakers are on
Unlock all doors (e.g. utility room) not accessed by the key made available to the inspector
Clear the area beneath the attic access panel or dropdown stairs
Remove locks on the crawlspace door and clear storage items that inhibit entry or inspection of the foundation, mechanical or flooring systems
Raise all blinds
Clear all sinks and the area beneath
Clear countertops of personal items
Turn on all lights, range exhaust and bathroom fans
Remove hoses from exterior faucets
Empty the dishwasher (it will be run through a complete cycle)
Remove pans, dishes, etc. from the stove/oven and sinks (stove and oven will be on for a short time)
Make the inspector aware of any special arrangements for pets. Dogs may be crated, but cannot be loose in the home.
Label windows or blinds that are inoperable
Label wall switches that do not operate something obvious (e.g. a receptacle)
Turn off all alarm systems - smoke detectors will be tested
Let the neighbors know that an inspection is scheduled (no need to call 911 :-)
Clear the fireplace of wood
Make sure the gas log supply line is open and pilot is lit (if applicable)
Make sure the control panel or remote is available for operation of the gas logs
Remove decorative aprons or other obstructions that prohibit inspection beneath the deck
If the inspection includes a Radon Test, please follow the instructions placed with the Radon Monitor. The home should remain closed as much as possible 12 hours prior to and during the 48 hour test. HVAC should be kept at a normal temperature and windows should remain closed. Normal entry and exiting of the home is allowed providing entry doors are closed immediately. Please let me know if you are moving before or after the inspection and we will reschedule. Leaving doors and windows open can create a draft that pulls air from beneath the home and could generate a false positive result.
